Help! We already know our landlord is rubbish at doing anything that needs doing recently though its gone to another level.
Firstly our gas fire failed its gas safety in September. It was automatically disconnected to the main supply by the tester. There is no gas in it and we have a carbon monoxide alarm. However the landlord has done nothing about it not even to take it away. Central heating is listed as an item in our contract so from my understanding it has to be replaced? Or is it separate?
Second our only enterance and with that emergency exit is so old the main supporting beam has rusted through in the middle of the balcony and now the only support for it is metal you stand on is the area around. If someone stand on it you can see a dip in the metal and feel it move as you do. It scares the cr@p out of me. It's not safe even for a window box.
We have spoken to her several times about both issues. The first time it was the normal handyman who came and checked it over which took nearly 3 weeks. He agreed that it was not safe and needed replacing. Nothing happened. A week later we rung her again and was told someone would call us about arranging a meeting to give her a quote, no one has been to see it. We called again only to be told she was uncontactable until after Christmas and did not offer any news on the progress of a new staircase or an alternative contact.
Where do we stand now? We were debating contacting the council to see what they can do but we are private tenants. As you can see the stairs are an accident waiting to happen and the fire is a real bugbear. We are waiting on a mortgage so moving is on the horizon but at the same time I want my home to be safe.

That doesn't sound right at all. H is a Landlord and is a member of the National Landlord Association. I will have a word with him for you. Unfortunately he is away with work today and possibly overnight.

I might be wrong here. H is the expert not me. Do you have the gas fire listed as an item on your inventory from when you moved in? If so I think it is something that would have to be replaced.

Yes all heating is listed. We had a similar problem when we first moved in with the central heating and was only resolved by the threat of legal action. I would prefer not having to go down that route.

Ok. I spoke to my H. He said is there central heating in the room where the gas fire is and does it work? If there is he said they most likely wouldn't need to change it.
He said the other issue is a health and safety issue. He said if you are getting no joy from the landlord then go to the council. There should be someone who is designated to private sector housing. Failing that to go to building controls. HTH
