Two weeks ago we put in an offer on a house, and raised it twice, before refusing to go any higher. Since then we've been told about people putting in higher offers which then seem to vanish when we refuse to meet them, told that our offer was almost accepted but then someone bid £5k more so we've lost out, and harrassed by the estate agent's conveyancer on a daily basis even though our offer was rejected. Then, finally, yesterday, our offer was accepted! Hurrah! Can't tell you how excited we were.
Today, less than 24hrs later, our offer has been gazumped. House is no longer ours.
I want to tell the estate agents to f*ck themselves (perhaps a little more politely than that, but you get the jist). I have no desire to ever deal with them again. H wants to 'keep them on side' in case they get something else on their books that we like...what, so they can mess us around all over again?!!
I freely admit that I am livid and upset so will probably need to calm down before doing anything anyway, but wwyd?

I would be fuming and probably would be like you and want to tell them that too!
I can see what our H is saying, But I also think if they can do it to you now then they will do it again so I wouldn't want to use them again!

Unfortunately it's starting to happen a lot again now. Hard to know if it's actually the vendors or agent causing the issue. What sort of reputation do they have?

Estate agent works for the seller not the buyer. It may be because more offers did come in or they may have been playing games. I'd just chalk it up to experience but I wouldn't be rude to the agent in case a house I wanted did come up. And also agents will move jobs so if you're rude to someone they may turn up in a different agency. Buying and selling is a stressful business and you have to stick to your guns sometimes and not get caught up in it which is what you did this time. It will prove to be best in the long run.

To be honest if it was me I'd give up and keep looking. We had a similar thing in that both our offers on a flat were rejected and the estate agents were trying to get us to go higher and higher. We refused. It wasn't worth the price the seller wanted.
You have to have a limit and stick to it, be firm, don't just keep going and going. Don't forget the estate agent is on the seller's side, not yours. As it was, we pulled out and found ourselves a lovely three bed house. It was definitely worth it.

Thanks ladies. Now thet I've calmed down I've decided against telling them to f*ck themselves, but we're not dealing with them again. Even if Buckingham Palace popped up on their books for 50p I wouldn't put ourselves through trying to negotiate with them again. At least it happened now and not after we'd paid for surveyors etc.

This happened to us.
We were also fuming with the EA. unfortunately because there are a lot of buy to let investors around now, they seem to be snapping up houses more easily because of the position they are in, sometimes it's not always about the money but if they offer more they are always likely to take the better offer.
It's such a rubbish situation and I really feel for you because it gets your hopes up! There wasn't much we could do tbh, we just put it down to it wasn't meant to be! Hope you find somewhere else that's better and that the move goes smoothly when it happens x
