Apart from enquiries on our purchase everything is done for our move. From peoples experience how long after paperwork was done did you exchange? And after that how long to completion?
Ethan starts school inSeptember and wonder if I'm being realistic to hope to be in by then?

The people that bought our house put an offer in around the 7th July I'm sure. We then had to find a house, make an offer, have it accepted and start all the paperwork and we moved on the 13th August. Can happen very quickly but it was probably the most stressful month of my life - we had quite a few hold ups too due to solicitor going on holiday and surveyors messing up home reports etc

It can happen quickly but I wouldn't count on it.
We were FTB and bought a chain free house, think it took 3months in the end!

Exchange to completion is normally at least 2 weeks. But you'll know your completion date at exchange, it has to be set in stone at the point of exchange because that's when the move becomes legally binding.
The enquiries can take a while to complete. It will depend whether you are in a chain or not. Last time we moved we were and it took 6 months! We had a buyer lined up for our house and found a house to buy in the spring and moved in the autumn. If you want to move by a certain time ask your solicitors to work with that date in mind, otherwise I have had the impression that things can drift sometimes.

Ours has been going almost 6 months now! And that's just a ftb buying our chain free flat but it's leasehold and as I've said before cursed. When I worked in mortgages I'd say most took 3 months from start to finish so I'd say you've got a pretty good chance of being in by then if it's straight forward

WH I sold my old flat to a first time buyer. It was some lad whose dad was stumping up the money as an investment for him (lucky thing!). Delays included said lad going AWOL after a post exams p**s up and not being available to confirm that he wanted to go ahead when it came to exchange day!

Ours has been due to management company taking a month to fill in a form ?which they charged us £200 for!), our flat not having building regs, various planning issues. Had to get old solicitors we bought through to bring our file out of storage!

My PIL moved this week - no chain either side of their property and it has taken 3.5 months.

I was gonna say how long is a piece of string to be honest! Can take as little as 6 weeks but usually a lot longer, I'd err on the side of not being in by September and anything else is a bonus!

Thanks all. Its been about 10 weeks so far and thinks are progressing fast - just want to exchange as we're terrified of losing our buyer. It is a short chain - first time buyers in our place and guy we're buying from is moving into a vacant place.
We do have a contingency of moving into my in laws to get ethan into the new school but I'd REALLY rather not!!!
