    How much do you love this house?  Do you know if they've had much other interest, and do they know you're keen and in a position to move quickly?

    I'd be tempted to just leave the offer you've given them for now and start negotiations on the other house if they're not accepting it - you can always raise it in a few days if things with the other house don't pan out. x

    This is my favourite out of the eight I have viewed. Another I put an offer in has gone already. This one has been on since November so not a long time. There are others but in nowhere near as good a condition. I am supposed to eb taking the kids to see it tomorrow, having assumed she would haev accepted my last offer.

    I can be a funny bugger like that, once I've set my ceiling, I've set it. I wouldn't have ended up at 105k in the first place, in your shoes. Just some thoughts:

    1. Are there any other houses you like enough to offer on?

    2. Can you get the mortgage/funds together for the 106k?

    3. Will it impact your life to go over your budget by 6k?

    4. Do you feel comfortable they won't agree a deal with you and then stiff you if someone came and offered 108k, for example?

    5. Will you be heartbroken if this falls through?

    I think it would be cards on the table for me and say you have no more money. Are they really going to lose a sale for 1k?

    How good is your position? Can you use it as leverage? The fact you want to move quickly will be a bonus - but also a pitfall if you've told them your situation, they will squeeze you for every last penny because they know you NEED to move!

    Tell them £105k is your full and final offer and you're about to put an offer in on another house because this is a time critical situation, they will hopefully realise they're about to lose a genuine buyer and for the sake of £1k they should snap your hand off. 2/3 months on the housing market is a long time in the current market too IMO.

    I have offered on another and that has gone. The third in the list is more like tenth in compariosn to this one if that makes sense, but it would do.

    2. Can you get the mortgage/funds together for the 106k?

    I tried to see the bank yesterday to confirm but I should be able to.

    Hmm possibly not, as I will have to have it over 30 years anyway but it is an extra cost.

    They have said if I agree to the £106k it will be taken off the market and no more viewings.

    5. Will you be heartbroken if this falls through?

    I'll be gutted if anything that I proceed on falls through. I just want to get sorted and start our new life.

    I'd go back and say you've already stretched your budget to offer the £105k so won't up your offer at this stage, as someone else said, surely they won't lose a sale for £1k.

    3 months on the market might not seem like much but if they've not had any other offers in that time, they might be thinking it could be another 3 months before they get another offer.....or they might have seen something they want to move on.  So it may seem like it's a long time to them!

    Yep, I say tell them 105k is your max, and then up it to 106k in 2-3 days time and nab it :)

    They have a property in mind which is currently sitting empty. The EA doesn't understand why they won't accept my offer.

    That's kind of what I imagined. Although I had to wiggle with my house I'm hoping they will with theirs.

    Eeek, fingers x for you!

    Thing is with house selling the EA always tell you 'put it on the market at X (inflated) price and expect offers in the region of Y (realistic) price'. Sellers are being grabby and I would be too TBH, but even they should realise everyone has limits and they've pushed you to yours.

    Could you find out what house they have their eye on and put an offer in on that to gee them up a bit?!

    Good luck! Be stern about dates etc. Communicate it to them and act as though you won't budge (even though slippage is inevitable). The more assertive you are now the less the timescale is lijely to move.

    Hmm, in that case you should stipulate that you need to complete and move by x date otherwise they forfeit the extra £1k.

    I know that it's highly emotive for you, but try to keep a business head!
