On the house, 1 at 3k lower than we wanted and 1 at 5k lower. It's a good astray thou and both are investors so would be relatively easy especially of we went on to buy a chain free?!
I really want to squeeze another grand on the higher one and it would be a done deal!! Exciting but not sure they will have it?!
Would you take 3k under your limit? We would Have made 4.5k in the house in 3.5 years, is this good or not?

I always think I'd put a house on expecting to aim for 5k less than that depending, or less due to circumstances. I recon that's great, fingers crossed for you.
I would take it. But saying that our house was on the market for 8 months before it sold. We paid £190k and sold for £194k when we wanted £200k. In the end our need to get out the house was more urgent than any profit. We made 4k in 6 years.

I would probably take it also. The market is so difficult at the moment and a lot of people who bought 3.5 years ago before the crash are losing out so to make money is a bonus. Before accepting perhaps ask if they would meet you in the middle and go £1.5k higer - the worse they can say is no and you can go back to accepting their original offer

yep I would try for the 1K more but if they refuse, let it go. A gain is better than a loss.

Definitely worth going back and seeing if you can get more from them, a lot of people put in a low first offer and are willing to increase it.
I'd accept before they change their mind (from someone who's pretty desperate to sell!)
What's their chain like ? That'd be something I'd want to know too.

It seems I evoked the law of sod!! We now have two people offering, one has come in at The price we wantedBoth are cash buyers looking for buy to let! Both good positions. So pleased!!

I've been thinking about the "walk" to yours...and if they built a road between the back of my development and Birling Grange roundabout then the walk would be less than half. Shame it's looking likely it will be one road in and one road out for the foreseeable future :-(
